AtlasREMentor offers several different partnering options. Please review the details below carefully, as they form the basis of our agreements on all AtlasREMentor/partner deals.
Finder’s Fee Option
Under this scenario the apprentice/partner receives a finder’s fee of $5,000 for bringing the deal to our attention, with no participation in the deal itself. AtlasREMentor manages the project.
Financial and payment terms: $2,500 at closing and $2,500 upon sale or refinance.
For residential properties, the finder’s fee is $1000: $500 at closing and $500 upon sale or refinance.
Your financial reward for this option: $5,000 for commercial properties; $1,000 for residential properties.
Apprenticeship Option
This option lets you exchange learning for participation. In lieu of receiving a cash finder’s fee you can "shadow" one of our dealmaker project managers and learn the process. You can then participate to a greater degree in future projects. An AtlasREMentor regional manager drives the project and directs the apprentice’s activities relative to completion of the project.
You must reside close enough to the project to make frequent visits.
Financial terms: Apprentices receive payment from the net proceeds of the deal.
All funds and financing are provided by Atlas Investment Group.
Your net profit percentage participation for this option: Up to 15%.
Joint Participation Option
This option is for those who wish to participate in overall net profit of the deal in lieu of receiving a cash fee. You will be more hands-on involved in the deal.
To choose this option you need enough real estate experience to manage the deal through to completion, although you will be working at the direction of an AtlasREMentor regional manager.
Financial terms: You will be responsible for the due diligence and binder deposit. These will be returned to you as project revenues are collected. Project financing is provided by Atlas Investment Group.
Your net profit percentage participation for this option: Up to 25%.
Full Participation Option
This option also requires sufficient experience to be able to manage the project from start to finish. You provide all up front funds required, including earnest money and due diligence.
Financial terms: Under this option, you must be willing to co-guarantee any loans.
If Atlas Investment Group is not required to guarantee the debt, you will be eligible for the maximum payout.
Your net profit percentage participation for this option: Up to 50%.
Apprentice/Project Manager Partnership Option
If Atlas Investment Group declines to participate in your project you may still enlist the assistance of an AtlasREMentor project manager. You maintain control of your deal with expert support to make sure you do it correctly.
Financial terms: AtlasREMentor retains 10% of the deal. Funds due to AtlasREMentor are paid when profits are reduced to cash and received by our project manager.

Overhead & Management
Participation in all AtlasREMentor options outlined above requires a 3-10% to be paid to AtlasREMentor when cash is recovered from the deal from any front-end financing, secondary financing or sale. AtlasREMentor reserves the right to also charge a separate management fee on any deal to cover overhead for long-term projects. This fee will be charged monthly and taken from the operating capital of the project.
Option Selection
AtlasREMentor will make the final decision on the most appropriate option for each project/apprentice. If you do not agree with the decision, you are free to remove the deal from AtlasREMentor’s consideration.
Performance
AtlasREMentor includes a performance clause in each agreement. The apprentice and AtlasREMentor regional project manager each agree to a set assignment of duties in order for the apprentice to receive his/her agreed-upon payout. Should the apprentice fail to perform his/her responsibilities or become unable or unqualified to perform the duties as agreed, the payout percentage may be reduced at AtlasREMentor’s discretion.
